AirBnB and Booking.com calendars not synchronized

We are using AirBnB.com XML and Booking.com connections in Channel Manager. But when a room is booked on Booking.com, the AirBnB calendar is not updated and thus the room can be booked on AirBnB at the same date. But when clicking manually on the "update" button in Channel Manage -> AirBnB.com XML, it works fine.

What am I missing ?

Hi, Airbnb.com update the calendars multiple times per day, However they send a request to Beds24 when a guest requests dates/prices so they will always see the latest inventory details.

If you think there is an issue with your setup, then please send us a support ticket so we can check your setup.

Thank you for your response.

When you say "Airbnb.com update the calendars multiple times per day" does it mean that, between these times, there is a risk for a booking both on AirBnB.com and Booking.com, even when using a channel manager such as Beds24 ?

And if it's not the case, what could be wrong in my setup ? The main reason we chose Beds24 was for his capability to fully synchronize calendars from various OTAs.

No, With the AirBnb xml connection the risk of overbooking are extremely low. AirBnb always checks in real time for inventory before accepting a booking.

Ok thank you, so what is the problem here ? The booking created in Booking.com is well synchronized with Beds24 and are visible on the calendar, but then we have to manually click the "update button" to block these dates on AirBnB, even when using AirBnB XML connection. What should we do in order to automate this ?

Airbnb has now implemented the option to check availability and accept or reject a booking at the very last step of the booking process, when the guest enters their payment method.

The normal XML availability check is performed when the guest first clicks the book button. Airbnb does not limit the time they give a guest to complete the booking so it is possible the room can become unavailable before the guest completes the booking.

By upgrading your Airbnb connection, both checks will be performed. The upgrade requires granting Beds24 permission to accept or reject reservations in your Airbnb account.

How to upgrade:
*If you have multiple Airbnb accounts, log completely out of Airbnb.
*Log into Beds24. If you have connected more than one Airbnb account in Beds24 make sure you are logged into the Beds24 account/subaccount which is connected to the Airbnb account you are logged in.
*Go to Settings > Channel Manager > AirBnB.com XML > Specific Content
*Scroll down and click the 'Airbnb additional functions' link.
*Then click the button. This will take you to Airbnb where you should log into the Airbnb account connected to your beds24 account.
*Accept the new permissions and you will be returned to Beds24

To check the upgrade worked, log into your Airbnb account and go to ACCOUNT SETTINGS -> CONNECTED APPS. Click on "Beds24". If you see "Accept and decline reservations" in the list of permissions, your upgrade worked and a final check of availability will now be made at the end of every booking process.

Hi annettemorgenroth,

We have followed your advice and our AirBnB connection has been well ugpraded, but we have been charged 80€ for it and the problem is always here ! What was the purpose of doing this ?
We are thinking about leaving Beds24, since we are charged 70€/month only to get our calendars on multiple OTAs synchronized, but it seems to be impossible on Beds24.

In brief:
- we have active AirBnB.com XML and Booking.com connection for a same property
- when a new booking appear via an OTA, the booking is well synchronized in Beds24 calendar
- BUT, Beds24 calendar does not synchronize with the other OTAs calendar. We have to manually click on the "update" button for each OTA in settings, after each booking.

I don't get the point to use a channel manager if it is to update manually each calendar, whenever a new booking appear ? Or what could we have done wrong here ?

Every help is very welcome.

PS: I should precise this problem is not concerning a specific OTA. If the booking arrives from Booking.com, AirBnB.com is not updated and vice versa.

We never charge for upgrades. All you pay a monthly fee based on the number of rooms you have set up in Beds24, your channel manager connections and if used for optional extras such as payment collection or SMS messages.
What was the purpose of doing this ?
We recommend to upgarde because without the new function Airbnb added Airbnb only performs availability checks when the guest first clicks the book button. Airbnb does not limit the time they give a guest to complete the booking so it is possible the room can become unavailable before the guest completes the booking.

After upgrading your Airbnb connection, Airbnb will additionally check availability and accept or reject a booking at the very last step of the booking process, when the guest enters their payment method.
We have to manually click on the "update" button for each OTA in settings, after each booking.
Airbnb periodically pulls data from us (we can not push) and will update your displayed calendar multiple times per day. But Airbnb will always check real time availability before accepting a booking as explained above.

This ensures that your latest availability will be applied. You do not need to manually press "Update".

If you use iCal based connections please consider that Beds24 can not control when the channel will actually read our iCal feed and update your calendar. This is a general technical limitation with iCal. We recommend you only accept "requests" when using iCal based connections to avoid double bookings.

we have a very seroius issue with the calander of Airbnb.com And Booking.com, itys not even synchronized.
Booking.com is showing restrictation on his dates, kindly make the changes there.
need to check the rates also, that's all not set.

Please send us a support ticket via the SUPPORT button in the top left of your Beds24 control panel in which you give following information:
*room ID
*date
*what you expect to see for this date in which channel

All we need is one or two examples.
