Reproduce apartments prices for different guest number

We rent apartments and have diferent prices depending of guest number. We want to synchronize with booking.com but extra persons price can't be exported. The only solution we've found is to create diferent rooms for each apartment (with dependences between them to avoid overbooking) and set diferent prices and guest number limits. (2, 3 or 4 persons)

We are going to use Jomres and beds24 plugin in the future and we don't know if this beds24 setup in will be possible to synchronize with our jomres system.

You do not need extra rooms. Jomres can export up to four different prices for each apartment which can be used for different occupancies. All you need to do is ask Booking.com to set up a rate for each occupancy. If you need more than four different rates per apartment you can set them up directly in Beds24.

Just to clarify here:

Booking.com do not use extra person pricing.
They use multiple rate codes per room to do per person pricing. Each rate code is for a different occupancy and can have a different price.
So you setup multiple rates per room in booking.com and you also setup multiple rates or daily prices (for Jomres) per room in beds24 and map them together.
