to use channel manager or not for 3 properties

Hi we have 3 beach rental properties. They are listed on airbnb, vrbo and website.
We used to use smoobu channel manager but this did not sync with vrbo directly.
We have google calendars for each property which we sync and this is our main reference point.
beds24 is a lot more comprehensive than the previous channel manager, but I am wondering if we really need
channel management or can we just sync and update pricing direct to the channels, and use the special ical links beds24 has
and the direct booking portal
The channel manager payment schemes, ie airbnb owner pays 15% plus gst (in australia( so 16.5 %. If this is added to the price
of course this loading is also charged at 16.5% so need to up the price by more than 18% to really recouperate the fee.
I prefer the system where the person booking can see what they are paying, and the owner pay 3.3. and airbnb not receiving fee on fee.
Any ideas or feedback.

iCal is not a good option because it is not instant and not very reliable. Therefore we recommend to use iCal only for channels for which we do not provide an API connection.

We are preferred partners with both Airbnb and VRBO. Both connections are state-of-the-art and will give you the best possible protection from overbookings and will make managing your listings easy for you.

Airbnb:
With the "host only" fee you achieve exactly what you describe. Guests see what their end price will be. This is why listings on "host only" fee produce more bookings because guests are not put off by an additional fee at the end. More bookings will also have a positive influence on your ranking.

If you want to you can add a multiplier to adjust the prices sent to Airbnb in SETTINGS > CHANNEL MANAGER> AIRBNB > MAPPING. For instructions please see the 'Multiplier' section of the help page.
